Calisto Stays – Airbnb Guest Terms & Conditions

These Guest Terms & Conditions ("Agreement") apply specifically to all stays booked through Airbnb at a Calisto Stays property. Calisto Stays is operated by:

  • Calisto LLC, a company registered in Wyoming, USA
  • Calisto Grupo Ltd, a company registered in Dublin, Ireland

For Airbnb bookings, payment is collected by Airbnb. Your booking is then administered by Calisto LLC (for USD bookings) or Calisto Grupo Ltd (for EUR bookings), who coordinate local service provision through affiliated companies.


1. STRUCTURE OF YOUR BOOKING

By confirming a reservation with Calisto Stays via Airbnb, you agree to enter into two distinct but coordinated contracts, facilitated by Calisto LLC or Calisto Grupo Ltd:

1.1 Rental Agreement (with the Property Owner)
You enter into a temporary license-to-occupy agreement with the legal owner of the property (“Owner”). This governs your right to use the property for the reserved dates.

1.2 Guest Services Agreement (with Calisto’s Local Affiliate)
You enter into a separate service agreement for cleaning and support with one of the following:

  • North Coast Vacations Inc. (Dominican Republic)
  • North Coast Vacations Inc. (Spain)

These services are subcontracted under an internal agreement. Liability is limited to gross negligence by the service provider.


2. CONTACT AND SUPPORT

Your designated Calisto Concierge, currently Alex Garcia, is your point of contact throughout your stay. 


3. OCCUPANCY RULES

3.1 Maximum occupancy is two (2) guests per bedroom unless otherwise approved in writing.
3.2 Unauthorized guests or exceeding occupancy may result in termination or surcharges.


4. CHECK-IN & CHECK-OUT

Check-in: After 4:00 PM
Check-out: By 11:00 AM

4.1 Early check-in or late check-out may be requested through Calisto Guest Services with 24 hours’ notice.
4.2 Unauthorized late check-outs are subject to a fee of 200% of the standard rate.


5. CLEANING & PROPERTY CONDITION

5.1 The property will be professionally cleaned before your arrival.
5.2 Report any issues immediately upon check-in to your Calisto Concierge. Failure to report constitutes acceptance of the property’s condition.
5.3 Mid-stay cleaning and other services may be arranged through Calisto Guest Services and are billed separately.
5.4 Temporary utility interruptions (e.g., Wi-Fi, power, water) may occur and are not grounds for compensation.


6. GUEST RESPONSIBILITIES

6.1 Use of the property is for residential purposes only. Maintain cleanliness and order.
6.2 A valid ID may be requested for local registration compliance.
6.3 Guests are responsible for fines related to local law or community rule violations (e.g., noise, trash, parking).
6.4 Pets are not permitted unless expressly authorized.
6.5 You are financially responsible for any damage, loss, or excessive cleaning that occurs during your stay. This includes missing or damaged items such as towels, keys, electronic devices, appliances, or furnishings. Associated costs will be claimed via Airbnb’s resolution process.


7. SERVICE ADD-ONS

7.1 Optional services (e.g., cleaning, transfers, late checkout) are available via Calisto Guest Services.
7.2 Each add-on constitutes a separate service contract.
7.3 Add-on services booked outside Airbnb are paid directly and not covered by Airbnb’s policies.


8. CANCELLATION & REFUND POLICY

Cancellations and refunds are governed exclusively by the Airbnb cancellation policy selected at booking. Calisto cannot override Airbnb’s terms or issue refunds directly.


9. PAYMENT TERMS

All payments for your reservation are collected and managed by Airbnb. Any services booked outside Airbnb are subject to Calisto’s standard payment terms.


10. LIABILITY & RELEASE

10.1 The Property Owner and Calisto LLC or Calisto Grupo Ltd are the only parties liable to you under this agreement.
10.2 North Coast Vacations Inc. (Spain or DR) assumes no liability, except in cases of gross negligence during service delivery.
10.3 You release and hold harmless Calisto, its affiliates, and the Owner from claims arising from your stay, unless due to willful misconduct.


11. ENTRY TO THE PROPERTY

Calisto and its affiliates may access the property for emergencies, inspections, or maintenance. Notice will be given when feasible.


12. SUBLETTING & UNAUTHORIZED USE

You may not sublet, assign, or allow others to occupy the property without prior approval.


13. DATA PRIVACY

Calisto complies with the General Data Protection Regulation (GDPR) and applicable data laws.

14. GOVERNING LAW

This Agreement is governed by the laws of the Dominican Republic, regardless of property location. Legal disputes not governed by Airbnb’s resolution process shall be submitted to the courts of the Dominican Republic.


15. ENTIRE AGREEMENT

These terms, along with Airbnb’s platform agreement, represent the complete agreement between you and Calisto. Any modifications must be confirmed in writing.


16. DEFAULT

If Guest should fail to comply with the conditions and obligations of this Agreement, Guest shall surrender the Property, remove all Guest’s property and belongings, and leave the Property in good order and free of damage. No refund of any portion of the Total Rental Fee shall be made. Failure to comply may result in legal action to recover damages or outstanding amounts owed. If any legal action is necessary, the prevailing party shall be entitled to reimbursement from the other party for all costs incurred.
