Miami Dream Vacations charges a flat 18% Management Fee that covers the cost of all services. There are no service fees and no FF&E (Furniture, Fixture & Equipment) reserve funds with mandatory contributions. Our upfront costs are a fraction of a typical hotel OS&E package. We have determined what matters most to guests based on hundreds of guest surveys and have devised Standard Furnishings based on guest input. Also, we will reuse what is already in your property and just add new items when needed.

We guarantee that you will earn more profits with us. If you switch from another management company and earn lower profits in the first full year of management, we will pay you the difference.

We create an enticing listing for your property with professional photography to promote your property on top travel websites worldwide. We advertise your property on multiple websites, including Booking.com, Airbnb, HomeAway, VRBO, FlipKey and TripAdvisor, as well as our own website, vacationrentalsofmiami.com.

We partner with a team of data scientists and travel-industry experts to use a proprietary dynamic pricing software to maximize revenue while minimizing vacancies. Our software analyzes every factor influencing pricing and adjusts pricing daily to match demand. The result is a 30% increase in revenue and an increase in occupancy. In 2016, our occupancy rate was 82.2%. To date in 2017, our occupancy rate is 89.8%.

Miami Dream Vacations has no restrictions for property owners: no multi-year contracts, peak season restrictions, advance notice requirements, or blackout dates. We don’t own the property - you do.

The legal and regulatory environment in Miami Beach is changing, and owners can now be levied fines starting at $20,000 for non-compliance with local laws. Our co-founder is a lawyer who monitors the complex Miami Beach laws to keep you compliant with all state and local laws.

We license your property, and we collect and remit all local taxes.

We require insurance from every guest and collect and apply damage deposits. We also partner with Proper Insurance, which offers a unique insurance product designed specifically for short term rentals underwritten by Lloyd’s of London, which provides $1,000,000 in liability insurance.

7. Easy to Switch

We make switching to our services easy. If you are participating in the hotel program or using another service, we will review your contract to provide proper termination notice on your behalf. We can also delay the start of your contract with us until your old contract expires.
